Marina Gardens Crescent Residences is on the Marina Gardens Crescent land parcel, a separate and distinct Government Land Sales site. One Marina Gardens is a different, already-launched project located on Marina Gardens Lane. While both are within the broader Marina South precinct, this is its own upcoming development on a different plot.

The site sits right beside Marina South MRT on the Thomson-East Coast Line (TEL). Gardens by the Bay is essentially at the doorstep of the Marina South precinct, with Marina Barrage and the waterfront promenade close by. Marina South is Singapore’s newest waterfront neighbourhood, master-planned by the URA on reclaimed land between Gardens by the Bay and the Marina Bay financial district. It is being built as a car-lite, pedestrian-first district with sheltered walkways, generous green public realm and the upcoming Marina South Coastal Park — a brand-new way to live at the edge of the city centre.

The exact unit mix is still to be confirmed by the developer. A range of layouts — expected to span one- to four-bedroom configurations typical of a Marina South private condominium — is anticipated, but final sizes, counts and configurations will only be known once the project is launched. The site is offered on a 99-year leasehold tenure, in line with the Government Land Sales parcel. The expected TOP (Temporary Occupation Permit) / completion date has not yet been set and remains to be confirmed by the eventual developer after the tender is awarded.
